Our Case Study: Architectural Tender Renderings for De Opkamer, Netherlands – 1st Prize Won

Tender Renderings Assignment

De Opkamer housing in Kamerik, Netherlands, was designed by TVA architecten on behalf of BEMOG Projekt Ontwikkeling, while we created the architecture visualizations set. The making of six tender renders was focused on assisting the developers and architects in achieving their presentation goals and the main aim: winning the construction bid among other projects submissions.

Located at Overstek 1, in Kamerik, a residential proposal with success won first prize in the De Opkamer tender. The De Opkamer housing design was addressing those who are looking for a sustainable and modern living space.

The architecture approach consists of 37 homes built on a former school site. The living complex is designed with a modern interpretation of a garden village. That is why at the heart of the construction bid submission is a standing green village concept with sustainable small-scale housing.

Architectural Renders during Construction Bids Helps to Avoid Guesswork

The 3D renders explain the design concept in just a glance.This can be achieved by using CGI to reveal the future construction bid proposal. In many instances, stakeholders cannot see the technical drawings. This means that the tender participants must visualize their building and then try to envision the future. Nothing more than pictures to help you see how your design might go on.

Our Role in the Tender Visualization

To ensure that the De Opkamer proposal stood out in the architectural construction bid, we ensured that the 3D architectural visualizations not only reflected the architect’s plans, written documents and drawings, but that they present the value and advantages of the design.

With having vast experience in taking part in many tenders, we know that focusing on the proposal’s particular character and atmosphere brings the success. Capturing the project’s unique qualities, such as its garden village concept and dreamy well-lit mood, were achieved due to attention to such details as textures, materials, and lighting.

We aimed to create architectural visuals that would transport the viewer, in this case the tender jury to the project, allowing them to imagine the future inhabitants using this sustainable housing development proposal.

Project Challenges

The architectural 3D render highlights aesthetical and practical advantages of a project. Where drawings are typically not capable to point out all benefits. CGI comes in to persuade the observer through a storytelling visual communication by adding together an array of essentials — weather effects, illumination, vegetation, animals, people, furniture pieces, cars, or house items.

The idea was to create a green village with small-scale housing surrounded by abundant greenery. The target group of users for this project includes people of varying ages but with a focus on younger people to create affordable living space for them.

Proposed Buildings Fitted in their Context

The rendering of the housing complex, which you can see below, is an aerial view showcasing exterior architecture and the overall site surroundings. The image is zoomed out, allowing stakeholders to see the entire block and streets on which the complex is situated. Different materials and colors are shown in the exterior facade renders. The new development blend with the existing buildings, creating a coherent invitation for exploring the project. It submit respect to the existing village structures, while creating a change.

Weather Effects and Lighting

The project’s mood is dreamy and soft, and was chosen to play with daylight to achieve this effect. While creating the lower sun angle ideally showing the vegetation as a scenic landscape with blooming flowers during summer.

The architecture illustrations depict summery weather with a dreamy and inviting atmosphere of the design proposal. The soft lighting creates a warm feeling that makes you want to enter the scene. The sunlight exposes the buildings and landscape forms, and creating shadows that add depth and realism to the image.

The air perspective makes the scene come alive while creating a sense of relaxation, rest and tranquility. For example, a canal on the opposite side of the complex adds to the serene atmosphere, and the dreamy lighting of the renders further enhances the project’s appeal.

Landscape and Greenery on Tendering 3D Illustrations

The renders of the De Opkamer project showcase the green village concept of the housing complex. It’s apparent in every apartment. The renders display greenery through the overgrown pergolas and hedges.

Moreover, the surrounding site of the housing complex is filled with lush greenery that creates a harmonious blend between the complex and its natural context. The 3D illustrations portray how the building complex concept contributes to increased biodiversity and promotes sustainable solutions.

Sustainability Exposed on Architectural Renders

While creating the renderings, we wanted to set the tone for the entire design, displaying a harmonious balance between design, sustainability, and community.

Including greenery on the rooftop not only adds to the beauty of the image, but also highlights the sustainable aspect of the construction. The lush green roofs and gardens hint at the eco-friendly nature of the development, promoting a healthier lifestyle and a greener environment for future residents.

Moreover, the renders show the benefit of progressive attitude by choosing carbon-free ways of transportation like bikes and strolls. You can see it like on 3D visualizations where people cycling and strolling in front of the buildings.

The Success Elements of the Project

Based on the jury’s evaluation, the leading teams stood out due to its focus on nature inclusion, sustainability, and architecture. The plan and renders included two motion homes that met the target group’s preferences and featured a village platform with terraced houses and gardens.

The project also had the highest land price offer, and its friendly appearance blended well with Kamerik’s village character.
